We are honored to have been selected to offer at auction with the owner’s confirmation, the original homestead of Maplewood Farm, located on Taylortown Road in the Village of Taylortown in Dunkard Township. This stately and well-maintained Civil War era 2-story brick home features the original wide-plank floors, magnificently carved oak woodwork, plaster walls with high ceilings (some with tin panels), cut-stone foundation and beautiful stained glass windows. Totally renovated and updated, the home has 4 large bedrooms, 3 modern bath rooms, a parlor living room with fireplace, a formal dining room with built in china cupboard, and a large eat-in kitchen with wood cabinets, hand made to match the still in place originals. Tastefully added twenty years ago while keeping with the original style of the home, is a large family room, complete with indoor hot-tub, a two car garage, and a second floor reading nook. The home also has an enormous, fully covered side porch. The home is served by public water, has an on-lot septic system, gas hot water heat (electric heat in bedrooms), zoned central air and a circular driveway accessed from a state-maintained paved road. The total 6.6 acre (+/- ) unit property will be offered in three (3) individual tracts (see below), in any combination of the three tracts, and then as a total. Confirmation of any or all bids will be determined by what is in the best interest of the Seller.

TERMS on Real Estate: 10% down day of the auction and balance due at closing. A 10% buyer’s premium will apply to the final bid price. Property sells with confirmation of bid price. PROCEDURE: The property will be offered with Owner’s Confirmation in three (3) individual tracts, any combination of tracts and as a total +/- 6.6 acre unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations and the total property may compete.

TRACT #1: 2 Story Home on 4 (+/-) Acres: 695 Taylortown Road, Dilliner, PA 15327; Road frontage on 2 sides of Taylortown Road; 2-story, solid brick home w/4 bedrooms & 3.0 bathrooms; kitchen, living room, dining room, attached family room, reading nook; full basement; electric heat in bedrooms; hot water gas furnace & zoned central air; 200-amp breaker box; casement windows & some newer vinyl windows; composition shingle roof; large covered porch; attached 2-car garage; 2 small storage buildings; large shade trees. A 20′ easement from Taylortown Road will be reserved for driveway use for Tract #2.

TRACT #2:  1.6 (+/-) acres, with 20′ easement access from Taylortown Road for driveway and utility use. Survey provided per terms below.

TRACT #3: 1 acre (+/-), with road frontage on Taylortown Road. Survey provided per terms below.

PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk and expense, their own independent inspections, investigations, inquiries and due diligence concerning the property, including soil percolation testing. Inspection dates will be scheduled and will be staffed with auction personnel. Further, Seller disclaims any and all responsibility for Bidders safety during any physical inspection of the property. No party shall be deemed an invitee of the property by virtue of the offering of the property for sale.

ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into Purchase Agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Sellers confirmation of acceptance or rejection.

YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

DOWN PAYMENT: 10% down payment on the day of auction for individual tracts or combinations of tracts. The down payment may be made in the form of cashiers check, personal check, or corporate check.

ACREAGE: All tract acreages, dimensions, and proposed boundaries are approximate and have been estimated based on current information.

SURVEY: The Seller shall provide a new survey where there is no existing legal description or where new boundaries are created by the tract divisions in this auction. Any need for a new survey shall be determined solely by the Seller. Seller and successful bidder shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Sellers option and sufficient for providing title insurance. Combination purchases will receive a perimeter survey only.  Any required Lot Split shall be done by the Buyer pursuant to the applicable Greene County ordinances governing Subdivisions and Land Use.

REAL ESTATE TAXES: Real estate taxes will be pro-rated to the day of closing.

DEED: Seller shall provide a good and marketable Warranty Deed(s).

CLOSING: The balance of the purchase price is due at closing, which will take place within 45 days of auction.

POSSESSION: Possession of the home and land will be at closing.

AGENCY: Behm’s Auction & Real Estate Services, LLC. and its representatives are exclusive agents of the Seller.

BROKERS: Your participation is encouraged and welcome. You must however, be registered at least 72 hours prior to the auction with Behm’s Auction & Real Estate Services LLC. Brokers may not represent themselves. Broker fee will not be paid unless Broker Agreement is signed and on file prior to the auction.
